WHAT IT DOES

Lennar builds homes at enormous scale across the United States — mostly entry-level and move-up houses sold move-in ready under its 'Everything's Included' model, where features that competitors sell as upgrades come standard. Since spinning off its land bank into Millrose Properties in 2025, it increasingly buys finished homesites just-in-time instead of owning land for years.

HOW IT MAKES MONEY

By selling finished homes, plus an attached financial-services arm (mortgage and title) that captures the closing. The quiet lever is the mortgage rate buydown: Lennar spends part of its margin to lower a buyer's monthly payment, which keeps homes affordable — and keeps the factory running — when rates are high.

WHY WE TRACK IT

Rate lock-in has frozen the resale market, which makes builders the marginal supply of American housing. Lennar is the largest live experiment in whether homebuilding can become a manufacturing business — high volume, recycled capital, no land speculation — rather than a leveraged land bet.

THE SIMPLE THESIS

For seventy years, homebuilders were really land speculators with construction crews attached. Lennar is trying to become the opposite: a factory that never owns the raw material longer than it must. It sold the appreciation lottery ticket to own the assembly line — the question is whether the market will pay for an assembly line.
