Red Cardinal Snapshot

WHAT IT DOES

Rocket Companies is the largest technology-first mortgage lender in America — the Quicken Loans lineage. It originates home loans through an app instead of a branch network, and after its 2025 acquisitions of Redfin and Mr. Cooper it also owns where buyers search for homes and one of the country's largest books of existing mortgage customers.

HOW IT MAKES MONEY

Two engines that alternate. Origination earns fees when people take out or refinance mortgages — a business that booms when rates fall and starves when they rise. Servicing collects a steady sliver of every monthly payment on loans it manages — a business that gets more valuable when rates rise, because nobody refinances away. One engine pays the bills while the other waits.

WHY WE TRACK IT

Our housing thesis says rate lock-in has frozen the market: millions of homeowners hold mortgages far below today's rates and refuse to move. Rocket is the purest expression of what happens when that freeze thaws. Its origination volume is a real-time gauge of housing transaction activity, and its refi pipeline is the spring that loads tighter the longer rates stay high.

THE SIMPLE THESIS

Rocket spent the frozen market assembling an end-to-end homeownership platform — search (Redfin), origination (Rocket Mortgage), servicing (Mr. Cooper) — so that when rates fall and the refinancing wave arrives, it already owns the customer at every step. The question is not whether the wave comes; it is whether Rocket's integration holds together long enough to catch it.
